Roofing Replacement

  • Roof inspection

Inspection of the wood decking is the first step. Any rotted, soft wood pieces need to be replaced. This is urgent because only when you have a solid base for your roofing structure your shingles will stay aligned and in place. Also, wood sheeting needs to be inspected to make sure that it is attached to the roof rafters properly. You should have at least one nail every one foot.

  • Drip edge installation

After wood decking is secured we install a drip edge at all edges of the roof. Drip edge is a piece of metal bent at 90 degrees to prevent any water seepage from getting underneath roofing material.

  • Ice and water shield installation

The next step is the installation of "ice and water shield" which is a special type of roofing underlayment. Ice and water shield sticks to the wood decking which prevents any water leaks. It must be installed at the bottom line of the roof and all valleys (usually up to 36 inches from the roof bottom edge) and at all roof penetrations (chimneys, pipe, roof connections, etc.).

  • Roofing felt installation

After ice and water shield is attached, the rest of the roof needs to be cover with roofing felt. Roofing felt works as a temperature barrier.

  • New roofing installation

After the above steps are completed and the base is ready, we start installing a new roof.

  • Site cleanup

Bart's Crew cleans the jobsite daily. We believe that we have to leave our jobsite cleaner than we found it when we started the work.

Roofing types descriptions

Asphalt Shingles

Asphalt shingles are the most widely sold kind of shingles in Chicago and suburbs; statistics show that they can be easily termed the most dominant variety on the roofing market. Asphalt shingles come in a wide range of colors and designs and most are quite durable. This type of shingles can be easily maintained and repaired which is especially important in the harsh Chicago climate. Before making a choice to hire a roofing contractor, it is important to check what type/brand of shingles he will use. Proper budgeting, the climates of the place, slope of one's roof, and other issues have to be carefully considered. The warranty of a particular product should also be reviewed and determine properly. It is always best to buy shingles that meet manufacturing and industry standards perfectly. It is better to spend more money on quality product than to replace sub-standard one.

Most significant damage might be caused by a leaking roof. There are signs which you should look for to determine whether your roof qualifies for replacement.

  • Leaks

Do not disregard even the smallest leaks. When you see water stains inside the house, it means that the wood decking has been wet for a long time and water may have been seeping for months or even years.

  • Missing shingles

  • Cracked shingles

This is a sign, that the shingles are old and they do not protect your roof properly.

  • Stains and Algae
    Discoloration or algae growth on the roof can mean that the roof is old and may be compromised. It is likely that there are leaks in it.




Replacing your roof is a six step process.

Protecting your property

We make sure that nothing gets damaged during construction. We move all items from around the house; we cover your siding and plants with heavy duty tarps.

Removing old roofing material

Old shingles have to be completely removed in order to determine wood decking flashings and penetrations

Inspecting wood decking

Plywood or tongue groove decking needs to be inspected for potential water damage. Any damaged, rotted wood needs to be replaced before new shingles are applied.

Preparing the roof surface for shingles.

Drip edge, ice & water shield on the bottoms and roofing felt must be installed on the entire roof surface.

Installing new shingles

New shingles needs to be installed using six nails per shingle. New pipe flanges, step flashing, flashing on a chimney and proper ventilation are installed and roof cement finished.

Clean-up

All debris needs to be picked up and disposed at the local dumping ground. Nails need to be picked up using a magnetic wheel tool.

Low slope roof

  • 1.SBS Mule Hide System
  • Self-adhering to plywood system is perfect for small residential application on roofs with little pitch. It is clean, smooth and safe to install.

  • 2.Cold Glue Down System
  • For residential projects it is recommended for roofs where water stays for a longer period of time.

  • 3.EPDM System
  • Single Ply membrane for big roofing projects requires installing insulation underneath. Good performance. Very durable and water resistant.

  • 4.TPO System
  • For big size, commercial project. Very strong and tear resistant. Seams are heat welded.



    Cedar Wood Shake

    Cedar shakes combine traditional and historic look. Shake roof is a resource we can never run out of. This is the easiest way to make your house different from others. The cost of cedar shake is higher, on average about 30% more than getting an asphalt roof. Installing a Cedar shake roof is a labor intensive process, the time consumption in the installation of the products can and will ad to the cost; however, the appeal of a new Cedar shakes on the roof of your home is like no other. The life expectancy of cedar shakes is up to 30 years, if quality materials are used. If the roofer uses materials (low quality) or if the workmanship is poor, the life expectancy can drop to only 10 to 15 years.
