If you want a bigger house, moving might be out of the question if you like the neighborhood. Adding to your home might be a more cost effective solution than buying a new house. This takes longer than the average renovation project so you have to be ready for some disruption of your family’s routine. To get things off on the right foot, ask these questions before the project begins.

How much will it cost?

This can be hard to pin down because of the variety of factors involved. Building and material costs in your area will be different from those in other towns or cities. Generally, the range is roughly between $200 to $600 per square foot but this can go even higher depending on the type of addition. If you add a family room you could end up spending as much as $100,000. Keep in mind that peripheral costs will increase as well. You will be spending more on home maintenance, and your homeowners’ insurance will become more expensive.

Who will do the work?

The professionals who will mainly be involved in the project will be an architect and the contractor. Some homeowners prefer to hire their own architects then take the plan to a builder. Many contractors either have architects on staff or they work with specific architects on their projects. The architect and builder will take into account the look of the house so that the addition will not look out of place. Any contractor you hire should be licensed to work in your area. The company should also be bonded and have insurance.

Are there ways to cut costs?

Yes there are, but buying cheaper materials should not be one of them. Here again, the experience and reputation of the contractor come into play. This will allow the contractor to get lower rates on some materials and fixture which means savings for you. Another way to save money is to make the addition a stand-alone structure. This won’t work in every situation, but it is ideal for something like a home office or even a guest bedroom.

An experienced contractor can tell you everything you need to know to prepare you for what this project entails. You will have to think seriously about whether you would prefer to remain at home while the work is underway, or stay at a hotel or friend’s house.
